Phoenix-based developer acquires land in growing downtown Sugar Hill for new multifamily development

Alliance Residential is pleased to announce it has closed on the acquisition of a 7.496-acre parcel of land in Gwinnett County, Georgia for its latest multifamily development, Broadstone Sugar Hill. Located at 5010 West Broad Street in downtown Sugar Hill, construction is expected to commence this year and the property will open for residents in 2020.

Broadstone Sugar Hill will rise within Sugar Hill Town Center, a vibrant and growing downtown entertainment district in Gwinnett County. Modeled after new urbanism developments, Sugar Hill Town Center contains nearly 50,000 square feet of retail, restaurant and office space, a City Hall, a recently-opened 387-seat performing arts theater, and The Bowl at Sugar Hill, a 1,750-seat outdoor amphitheater that has hosted popular musical performers such as Michael Bolton, Colbie Caillat and the Village People. The E Center also features a large gymnasium with an indoor walking track, basketball courts and pickleball courts. One of the state’s fastest-growing counties, Gwinnett County is experiencing a resurgence of capital investment including urban amenities, infrastructure improvements and new businesses and corporations.

Designed by Niles Bolton Associates, Broadstone Sugar Hill is comprised of four wood-framed buildings with 315 one, two, and three-bedroom units ranging in size from 647 to 1,478 square feet. The upscale community will include 4,500 square feet of street-level retail space, a two-story parking deck with 453 parking spaces and will contain the Sugar Hill Arts Commission gallery and the Sugar Hill Historic Preservation Society’s museum, both operated by the City of Sugar Hill.

Broadstone Sugar Hill will reflect the vibrancy of Sugar Hill and provide many amenities for residents including a variety of indoor and outdoor activity spaces, state-of-the-art fitness center, resort-style pool, package center, dog park, bike storage and multiple clubrooms and gathering spaces. The development is adjacent to the proposed Sugar Loop Greenway, a 16.5-mile loop of multi-use trails connecting downtown Sugar Hill to surrounding parks and communities.
