County’s reassessment of property values impacts Sugar Hill homeowners

While the city of Sugar Hill has proposed maintaining its millage rate for 2022, the city has issued a notice of a proposed property tax increase.

“The increase results from the reassessment of property values in the city by the Gwinnett County Board of Tax Assessors as well as new construction added to the tax digest over the last year, not an actual increase in the millage rate,” the city states on its website.

A millage rate is the tax rate used to calculate local property taxes. The millage rate represents the amount per every $1,000 of a property’s assessed value. Sugar Hill is proposing to adopt a millage rate of 3.8 mils for the 19th consecutive year.

According to the city, the proposed tax increase, without a rollback of the millage rate, will increase property taxes for a homestead property in the city with an average fair market value of $400,000 by about $108 annually. A non-homestead property in the city with an average fair market value of $525,000 would see an increase of about $142 per year.

The city of Sugar Hill will hold public hearings on the proposed millage rate at the following times on the date listed:

• 6:30 p.m. Tuesday, July 5
• 8:30 a.m. Monday, July 11

Both hearings will be held at City Hall at 5039 W. Broad St.

The mayor and council will hold a regular monthly meeting at 7:30 p.m. Monday, July 11, at City Hall and will conduct a third public hearing before taking final action to set the 2022 millage rate.
